CMMS stands for computerized maintenance management system. We also want perfect control of our institution or industry or factory. But how we can manage all the things or tasks in a correct sequence?. Can we do this alone?. I don't think it that we can perform the tasks of an organization or institution alone.

So we the ease of mankind for the completion of the specific works of any institution CMMS software was introduced. This software controls all the works of any institution easily.  For example it controls all the tasks, payments, meetings, charges and a lot of other important tasks too. CMMS is also called enterprise asset management. 
CMMS packages contain all the information of the institution and they can show all the details of the tasks of institution. They can also show all the tasks which are completed and which are uncompleted. In short they show summaries of all feed tasks.  

Most of these CMMS packages are web based means that an institution sells its products on any outside software hosting institution and some are LAN based means an institution sells its product on its own purchased software. 
CMMS software are also called CAFM( computers aided faculty management). Because it helps in interchanging of information in two or more institution.

2. It helps for payments, tasks and other important tasks controlling. 
3. It is preventive maintenance.( step by step instruction of tasks)
4. Machine breakdown( CMMS software helps in repairing of machines' parts)

• Asset Management: 

1. CMMS software record data about equipment. 
2. The data includes purchasing machines, their repairing, coasts, tasks and a lot about them. 
3. They also generate metrics to measure effectiveness of asset management. 

• Inventory Controls: 

1. They control the data base information of the machine and also inform that when to purchase the new parts of the machines and also about their repairing.   

• Safety: 

1. For the management of permits and other such important tasks safety is required.
2. The other tasks are lockout Tagout, electrical safety and many more.

• System Integration:

1. CMMS software often connected to the enterprise software and process control system.
